How can I find a home that is not under the rules and regulations of the HOA?

I need to know how I can go about finding a home that is not in an HOA neighborhood; doesn't really need to be in a subdivision at all. I want to do a Google search, and maybe I am doing something wrong, but I can't find any information on that. I'm beginning to think it's the type of thing where numerous real estate agents are only listing HOA homes on their websites for a reason. However, I am dealing with a great real estate agent; the likes of who anyone would be happy to deal with. I don't want to go to her with the most basic questions, especially when it concerns terminology that I need for doing a Google search. The woman has better things to do. All I know is that I do NOT want under the Home Owners Association--period. So if anyone can please help point me in the right direction as to how to find a home that doesn't have the restrictions put on it by the HOA, I'd be grateful. Thanks!
