My fiance has a bit#$ for an ex and because of her is being sued?

His divorce attorney did not complete his job. Just because a couple divorces does not mean one name automatically comes off the mortgage loan, a release of lien has to be granted by her to your husband and than he needs to have it registered with the county clerk and then submit this to the bank. Much of this should have been done by his attorney. As for the hoa, why are they suing him for her name not being off the their records? If you are living in the home then you should be paying the fees. Im not sure you were clear on this point.
